GOV'T HOME IN LOCAL METROPOLITAN AREA
Gov't owned homes are still a great buy - they provide a chance to buy a home with built-in equity. The two most popular programs are HUD owned and VA owned homes. HUD is mostly geared toward owner occupants and is not as advantageous for investors. An owner occupants closing costs are paid, and only 3% down payment is required. These homes typically sell for below current market value, but some may require paint, carpet and sometimes a bit more. After a HUD home is spruced up, generally the owner has a home that is worth considerably more than the money invested in it. Some VA owned properties are $0 down for owner occupants (even to non-veteran buyers) with special financing available. (DOWNPAYMENTS VARY FROM AREA TO AREA) A purchaser who intends to occupy the property would put $0 down and pay about 4% in closing costs with an interest rate that is at or below the pre-vailing rate -- and with NO PMI/MIP. The interest rate is listed by the Gov't every weeks....as you are reading this, it is at 4.5%(depending upon FICA credit scores. The purchaser who is buying as an investor (CURRENTLY INVESTORS MAY PURCHASE AS MANY PROPERTIES WITH VA VENDEE FINANCING AS THEY CAN QUALIFY FOR - DOWNPAYMENTS REQUIREMENT CHANGE & POLICIES CHANGE AS OFTEN AS THE WEATHER - CONTACT DAVE FOR UPDATED INFO) will pay roughly 4% closing costs...a few properties are $0 down to investors which is an incredible finance package for investors who tradtionally have to put 25-30% down.
