When interviewing an agent to market your home have a list of questions for them. Are they full time? Their length of time in the business? Their marketing plan? Are they a member of the Multiple Listing Service and the Board of Realtors?

SELLERS ** Pre-Sale Home Inspection
In many cases it is beneficial for the seller to hire a professional home inspection company before the house is listed. If repairs are needed, it allows time to get bids without pressure. It also avoids last minute "surprises" prior to closing.
SELLERS ** While Your House Is Being Shown
Before the showing, turn on lights, tidy rooms, clean kitchen, pick up toys, put animals out or in cages, open shades and light a scented candle. When possible, leave while property is being shown.
SELLERS ** Review Additional Required Inspections
Termite inspections are required in Maryland. The government has disclosure requirements on lead paint for houses built before 1978. Properties with well and septic will also need inspections.
BUYERS ** Finding The Right Agent
Make sure you select a "Certified Buyer's Agent" to represent you when purchasing your home. Is the agent "full time"? Is the agent familiar with the communities you are interested in?
BUYERS ** Finding The Right Home
Tell your agent your "wish list" and what you are looking for in your new home. Together you can select homes you would like to see. An agent can guide you through the entire process.
BUYERS ** Previewing & Inspecting Homes
When previewing homes be sure to take notes for comparison. Gather information about schools, shopping and transportation. Once you have selected a home hire a professional Home Inspector to evaluate the condition of the property. Ask me for a list of quailfied inspectors.
BUYERS ** The Settlement & Move
Your agent will assist you through your offer, inspections, appraisals, loan application and loan approval. There will also be a title search and selection of a settlement attorney. You will receive the keys to your new home at settlement and you are ready to start moving.
